1. Definitions
- "Platform" means the website sharenestpk.com and all related services
- "User" means any person accessing the platform
- "Tenant" means a user who enters into a shared tenancy arrangement through ShareNestPK
- "Share" / "Stake" / "Portion" / "Fraction" refers to a co-tenant's proportional interest in a shared apartment lease
- "Landlord" means the property owner who lists apartments on the platform
2. Nature of Our Service
ShareNestPK is an information and matching platform for shared apartment rentals in Pakistan. We provide:
- Listings of available shared apartments across Karachi, Lahore, and Islamabad
- Co-tenant matching services
- Facilitation of shared tenancy agreement preparation
- Mediation and support services for active co-tenancies
We are not a party to any tenancy agreement. The tenancy is directly between the tenants and the landlord. ShareNestPK acts solely as a facilitator.
3. Eligibility
To use our services, you must:
- Be at least 18 years of age
- Hold a valid Pakistani CNIC or equivalent identity document
- Provide accurate and truthful information on all forms
- Not be prohibited from entering into rental agreements under Pakistani law
4. Listing Accuracy
ShareNestPK makes reasonable efforts to ensure listing accuracy. All prices shown are indicative per-share monthly costs based on equal proportional splits. Final rental amounts are confirmed in the formal tenancy agreement. ShareNestPK is not liable for typographical errors in listings, subject to correction without notice.
5. Platform Fees
Browsing and submitting enquiries is free. A one-time placement fee equivalent to 50% of the first month's per-person rent is charged upon execution of a tenancy agreement. This fee covers flatmate matching, property verification, and agreement preparation. No recurring platform fees apply.
6. User Conduct
Users must not:
- Submit false, misleading, or fraudulent information
- Use the platform for any unlawful purpose
- Attempt to bypass ShareNestPK and deal directly with landlords to avoid the placement fee
- Harass, threaten, or discriminate against other users or staff
- Post, share, or transmit any content that violates Pakistani law or community standards
7. Shared Tenancy Arrangements
ShareNestPK facilitates co-tenancy arrangements where each tenant holds an equal share (stake, portion, or fraction) of the total lease. Key points:
- Each co-tenant is individually responsible for their own proportion of rent and utilities
- ShareNestPK does not guarantee the conduct of any co-tenant or landlord
- Disputes between co-tenants are subject to the dispute resolution clause in the tenancy agreement
- ShareNestPK's mediation service is offered in good faith but without legal authority
8. Limitation of Liability
To the maximum extent permitted by Pakistani law, ShareNestPK shall not be liable for:
- Any loss or damage arising from a tenancy agreement entered into through the platform
- Non-payment of rent by a co-tenant
- Damage to property caused by tenants
- Any indirect, incidental, or consequential losses
9. Intellectual Property
All content on sharenestpk.com — including text, images, logos, and design — is the property of ShareNestPK and is protected under Pakistani intellectual property law. Unauthorised reproduction is prohibited.
10. Governing Law
These Terms are governed by the laws of Pakistan. Any disputes arising from these Terms shall be subject to the exclusive jurisdiction of the courts of Karachi, Sindh, Pakistan.
